Application Requirements


  • Application Fee: $60 (non-refundable) 
    This covers your credit and background screening. 


  • All applicants over 18 must apply and be listed as leaseholders. 


  • Applications remain valid for 30 days and are transferable to other properties. 


Qualification Criteria 


To qualify, applicants must meet all of the following: 


  • Credit Score: 600 or higher 


  • Rental History: 
    – No evictions within the last 5 years 
    – No outstanding balances to landlords or utility providers 


  • Bankruptcy: None within the past 2 years 


  • Income: Net income must be at least 2.5x the monthly rent 


  • Criminal Background: 
    – No felonies in the last 5 years (we consider the nature of offenses) 
    – No lifetime registries at any time 


  • Rental References: Positive history, if applicable 


Cosigner & Prepayment Options 


Applicants with a credit score of 575–599 may still qualify by: 


  • Using a Cosigner who meets all rental criteria 
  • Paying 6 months’ rent in advance (subject to approval) 


Note: Application fees for unsolicited cosigners are non-refundable.
